A guide to council approvals & demolition permits Sunshine Coast

Every year, thousands of homes across Australia are demolished. Between 2016 and 2019, over 10,000 dwellings were demolished in Queensland alone. But before demolishing a property on the Sunshine Coast, it's important to acquire the necessary approvals and permits to make your demolition legal.


Demolition can be completed in just a few days, but that doesn't make it an easy job; in fact, permits and approvals are necessary to ensure that your demolition is being carried out in a safe and responsible way. Do you need council permission?

The answer to this question is always yes: you need to get council approval before demolishing a house on the Sunshine Coast. This isn't too difficult to do; it means filling in a Form 6 Decision Notice, which is sent off to the council for approval and usually returned within around 7 to 14 days.

Do I need other demolition permits?

After you've received approval from the council, you may still require other permits before demolition can take place. This will depend on the type of property being demolished and what is included in the demolition. For example, you may need a permit to demolish:


- Trees on your property

- Footpaths which extend beyond the boundary of your property

- Other structures on your property


It's also important to ensure that all relevant utilities are adequately abolished before demolition begins, and this will require some applications to be made a few weeks in advance. This means contacting your power company to remove the power line from your property, usually at least a month in advance of the demolition, as well as sealing the sewage supply off for the council.


This will grant you the Plumbing Cap Certificate 4, ensuring that when your house is demolished, there are no unpleasant sewage overflow incidents. This work can be carried out by a qualified and experienced plumber, and advance notice should be given to ensure the work can be completed before demolition begins.
